The competition aimed to find economically feasible, socially acceptable and sustainable building solutions that meet the requirements of social housing companies.
Quartier 8 is characterised by the WBS 70 building type, which is based on industrial prefabrication of concrete slabs that are both low-cost and can be assembled in a short time.
The architectural principle of the design provides for a reinterpretation of prefabricated building elements in the form of a light, ecological timber construction, which can be found in the design of the floor plans, the façade, the courtyard as well as in the addition of storeys.
In addition to the standard flat, a new, barrier-free flat type is planned that has a much clearer spatial structure in comparison. The centrepiece of this type of flat is a multifunctional wooden box that contains both the kitchen and bathroom, as well as integrating all the installation lines.
From the fifth floor onwards, a new storey on the street side will be divided into small structures, so that the massive impression of the façade is interrupted and a vertical alignment is created.
The change of material through the glass conservatories strengthens the pavilion-like overall impression.
To keep the energy demand as low as possible, the entire building envelope is renovated, which includes windows, balconies, roofs and basement ceilings. In this way, transmission heat losses in winter can be minimised. To ensure that the flats comply with the current KfW guidelines for energy refurbishment, the entire building services system is being renewed.
By using prefabricated elements, the costs can be kept low. All interventions do not result in any significant changes to the supporting structure and can also be implemented in sections. Wood is used as the main building material throughout. As a renewable, regional natural product that is easy to process and structurally efficient, it offers all the advantages of a modern building material, including recyclability.
